1. Transferring Funds into Colombia
- Broker account opening.
- Advice and legalization of the money before the Bank of the Republic of Colombia (Form F4 or F5).
- Approximate time: 1 week.
2. Legal analysis and property background check
Title Study
Note I: Cost per property per x records.
Note II: Does not include resolution of property problems or conflicts.
3. Sales Agreement
- Preparation and/or review of purchase and sale contracts (1 week):
Includes:
- Letter of offer.
-Sale and purchase (revision or elaboration).
-Internal software for electronic signatures.
4. Deed registration
Closing of the process:
- Last remittance of money (1 F4).
- Minutes of deed with allied Notary (All ONLINE).
5. Legal Representation
Power of attorney to sign the promise of sale and/or deed in notary's office.
Note: Metropolitan Area (Medellín and nearby municipalities).
Accompaniment of maximum 2 hours.
6. VISA (Investment/Real Estate)
- Includes immigration advice, visa application and registration.
- Certificate from Banco de la Republica.
- Issuance of Certificate of Tradition.
- Certificate of Migratory Movements.
Time: 2 to 4 weeks.
Note: Does not include visa issuance fee (M 230 USD or R 391 USD).
